Why Oceanside roofs leak in storm season
Coastal North County can go months without rain, then take several inches from one winter atmospheric river. Roofs that looked fine all summer get tested all at once. The National Weather Service San Diego office issues the storm and flood watches for Oceanside.
- Concrete and clay tile roofs where the underlayment has aged out under the tiles.
- Flat and low-slope roofs on older homes and small commercial buildings where seams and drains fail.
- Flashing around chimneys, skylights and roof vents.
- Wind-driven rain pushing water under tiles on exposed coastal lots.
What happens inside
Water that gets past the roof soaks the attic insulation, runs along rafters and sits on top of the ceiling drywall. By the time a stain shows, the insulation above it is usually saturated. The extraction crew removes wet insulation, the tech maps the ceilings and walls, and air movers with LGR dehumidifiers dry the framing and drywall. Readings are logged daily.
A leak from a bathroom or appliance upstairs is a plumbing source; see ceiling leak water damage. When storm water comes in at ground level instead, see flood cleanup.
Roof repair and the claim
Policies often treat sudden storm damage differently from wear and tear on an old roof. Photos of the roof, the attic and the ceiling taken before anything is removed help the adjuster sort that out. Coverage depends on your policy, so it is worth checking with your own insurer; the California Department of Insurance has guides on storm claims.
